When most people think of Cypress, they picture areas in and around Towne Lake and Bridgeland. But Cypress is much larger than that. It stretches across both sides of 290 and is tied primarily to Cy-Fair ISD, which is one of the largest school districts in the Houston area.
Because of that, Cypress feels more built out and established. Retail, schools, medical, and daily conveniences are already in place. That’s a big part of why Cypress pricing tends to be higher.
Hockley, by comparison, is where the bulk of growth has really taken off since Covid.
Cypress Is Built Out. Hockley Is Still Expanding.
Cypress has been growing for decades, and most major master-planned communities there are well underway or nearing later phases. In recent years, even large Cypress developments like Bridgeland have expanded west into Waller ISD simply because there’s very little land left closer in.
Hockley is essentially the next outward expansion. There are a lot of new communities going up, but the development is still more residential than commercial.
Right now, living in Hockley usually means a short drive straight onto 290 for things like Target, restaurants, and larger retail. It’s not inconvenient, but it’s not walkable or immediately nearby either. Most people realistically expect another three to five years at least before Hockley has more of its own commercial centers fully built out.
Pricing Differences Come Down to Convenience and Timing
You’ll often notice that you can get a very similar home, sometimes from the same builder, for slightly less money in Hockley than in Cypress. That price difference isn’t about quality. It’s about convenience and risk.
Cypress is established. You know what you’re getting. Schools, roads, shopping, and surrounding development are already there.
In Hockley, you’re buying into the future. Lower entry prices reflect fewer immediate amenities, longer build-out timelines, and the reality that development plans can change over time.
Schools and District Context
Cypress is primarily associated with Cy-Fair ISD, which is large, well-established, and familiar to many relocating families.
Hockley and the newer western expansion of Cypress developments are zoned to Waller ISD. Waller is growing and newer by comparison, which can mean smaller class sizes but also longer bus rides to the schools that are further out than where the communities are building and fewer high school options depending on the area.
Builders vs Developers Matter More Than Ever
In both Cypress and Hockley, especially since Covid, it’s important to pay attention not just to the builder but to the developer behind the community.
In Hockley in particular, you’ll see a wide mix of builders across different developments. That diversity can be a good thing, but it also makes it important to understand who controls the long-term vision of the community, how amenities are phased, and whether commercial development is actually planned or just hoped for. Developer quality and follow-through matter just as much as the builder you choose.

Cypress offers predictability, established infrastructure, and immediate convenience at a higher price point.
Hockley offers newer communities, slightly lower entry prices, and long-term growth potential, with fewer amenities and more waiting in the short term.
