What Fairfield Offers That Newer Parts of Cypress Don't

From time to time, my husband and I still talk about how, if we knew then what we know now, we probably would have seriously considered Fairfield.

When we were relocating from out of state, almost all of the research pointed us toward Bridgeland and Towne Lake. They were everywhere. And honestly, they still are. They’re the two major anchors of Cypress that are actively being developed, which means big developer budgets, big builder budgets, and constant promotion online.

At the time, it genuinely felt like those were the only real options.

After living here for seven years now, and helping many families relocate to the area, I’ve realized how many neighborhoods exist that offer many of the same benefits as the big anchor communities but rarely get talked about.

Fairfield’s Location Advantage

The location of Fairfield is honestly hard to beat.

Right outside of the neighborhood is the main hub of Cypress shopping. HomeGoods, Costco, bookstores, restaurants, and movie theaters. A lot of weekends end up being spent in this area.

Fairfield is also closer to both 290 and 99 compared to many parts of Bridgeland or Towne Lake.

Value for What You Get in Fairfield

Homes in Fairfield are typically less expensive than similar homes in newer developments.

It’s common to see price differences of $50-60K for comparable square footage. On top of that, property taxes are lower. Fairfield is usually around 2.4 percent, while newer communities like Bridgeland are closer to 3.3 percent.

Between the lower price per square foot and the lower tax rate, the monthly difference adds up quickly.

This is usually the point where my husband and I look at each other and say we’d probably have a lot more breathing room every month if we had gone this route.

Older Homes vs Newer Construction

Most Fairfield homes were built in the 1990s through the mid-2000s.

That means you’ll see older kitchens, dated tile, and homes that may need cosmetic updates or maintenance over time. For some families, that feels like a downside.

For others, it’s the appeal! You get mature trees, more opportunities for larger lots, existing pools, and homes with more character than many brand-new builds.

Amenities in Fairfield

Fairfield is still a large master-planned community like Bridgeland and Towne Lake. It’s just no longer in active development.

There are multiple pools, splash pads, parks, and walking trails throughout the neighborhood. The area is very well maintained and very loved by the families who live there.

Schools Zoned to Fairfield

Another reason I like Fairfield is the school zoning.

Fairfield has strong elementary and middle schools and is zoned to Bridgeland High School. That gives families access to one of the top high schools in Cy-Fair ISD without paying Bridgeland prices.

Who Fairfield Is a Good Fit For

Fairfield makes sense for families who want a safe, established part of Cypress without paying the premium price tag of newer, heavily marketed communities.

You still get many of the same benefits. The difference is the feel. Fairfield is more lived-in and more traditional. After living in Bridgeland for several years now and realizing how little we actually use the larger amenities, Fairfield would have been perfectly fine for us.

And cheaper, too.
